Clifftop is a 17 acre paradise, with unforgettable Sunset, Seneca Lake, and village views (actual views shown). Perched atop a bluff and high above the lake, enjoy your very own private compound, only 1 mile from the center of Watkins Glen, at the gateway to the east Seneca Lake wine trail.
Hike along thousands of feet of cliff top trails, then descend into a magnificent gorge with several waterfalls, flanked by hemlock, periwinkle, and incredible stone formations.
Take an hour or a day; relax and re-invigorate within this private natural paradise. Hike back up to the many cliff top nature trails and take in the bee balm, shaded canopy, and daily visits by the bald eagles and osprey that inhabit our area.
Or stay-put. Kick back on the deck or lawn directly in front of your deluxe room. Sun bathe, nap, or simply enjoy the sailboats, western bluffs, and village below.
The Rookery, our upper level hemlock lodge, has 2 king bedrooms (one is a suite.) Both have lovely baths, with oversize soaker tubs and showers. The full kitchen and entry room provide plenty of elbow room, and 3 patio doors lead to the 50 x 10 deck, located 200 above the lake, below. Take in the magnificent star show, or cozy up in the large living room by the gas fireplace. Barbecue on the outdoor patio, just off the kitchen.
The first Level Osprey Cottage is an oversized studio apartment with full kitchen, king bed, and deluxe bathroom(large soaker tub & shower.) Beautiful views from the cottage and its private patio and lawn, perched high above the lake. Osprey Cottage also has an adjacent fire pit and full barbecue area.
Enjoy one of our local brews or a glass of award winning wine and debate whether the daytime vistas or the magnificent nighttime light show (stars & Watkins lights) is your favorite view.

Former owners of Seneca Springs Resort announce the
Grand Opening of a totally unique hospitality experience
Cindy & Ed Atwill, the founders & former owners of Seneca Springs Resort, sold their boutique hospitality property in 2014. As luck would have it, 5 months prior to the Seneca Springs sale, they located & purchased a one in a million, secluded lake view property, just 1 mile from downtown Watkins Glen, at the gateway to the Seneca Lake Wine Trail.
And so began the painstaking creation of their exclusive, one-of-a-kind, 17 acre retreat, known as Clifftop on Seneca. Judicious pruning opened up the incredible view. Trail improvements throughout the property brought convenience for hiking guests, including a private waterfall gorge.
The accommodations and comfort reflect the Atwills endeavor to pamper guests beyond their expectations. The retreat features a natural hemlock structure, built into the Cliff side. The 2 bedroom upper unit(The Rookery) features a 50' deck, living room and fireplace, with 2 deluxe baths, and complete kitchen, while the oversized first level studio(Osprey Cottage) has its own patio, yard, fire pit, deluxe bath and complete kitchen.
The views from either unit are awe-inspiring. Sitting high above Seneca Lake, across from Watkins Glen, guests are welcome to debate whether they prefer the daytime vistas or the nightly light show.
Total privacy, yet only 1 mile from Watkins Glen, Clifftop is both a destination and the perfect base camp to enjoy the Seneca Lake wine trail and area attractions.
